Garden Suites in Kitchener
Kitchener allows up to four dwelling units on residential lots, and a backyard building, which the by-law calls an additional dwelling (detached), can hold one or two of them.
The rules, in plain language
What Kitchener allows
Kitchener has two zoning by-laws in effect, 85-1 and 2019-051, and the rules differ, so check which one covers your lot. The rules below come from Section 4.12.3 of By-law 2019-051.
Size and lot
- Building footprint up to 80 m², within the zone's lot coverage.
- On the same lot as a single detached, semi or street townhouse. It can't be severed.
- Must connect to full municipal services.
- More than 800 m from an LRT station and outside the Central Neighbourhood Area, the minimum lot width is 10.5 m (or the zone minimum, if greater).
