Building in Milton

What shapes a custom home in Milton

We build in Old Milton, Timberlea, Dorset Park and the escarpment countryside near Campbellville. Old Milton's larger lots suit rebuilds. Escarpment and rural lots have separate rules.

How many units the lot allows

Milton's Zoning By-law 016-2014 (s.4.10, March 2026) allows up to three additional dwelling units on detached, semi, semi-link and townhouse lots served by municipal water and wastewater, so four units in total.

A local rule to know

Milton requires every additional residential unit to be registered with the Town once it's built. Registration is a three-year pilot that launched in 2025.

Province-wide baseline

Ontario's Planning Act and O. Reg. 299/19 allow up to three residential units on a serviced urban residential lot, which matters if you want a suite in your new house or a garden suite out back.

Permits, demolition and warranty

Ontario's Building Code Act requires a permit to construct or demolish, so a knockdown-rebuild needs both. New homes must be built by a builder licensed by the Home Construction Regulatory Authority and enrolled for the Tarion new home warranty.

Check with the city: zoning, trees, heritage and conservation rules depend on your exact lot. We confirm them with the municipality before design starts.
