Custom Home Builder in Mississauga

Perimeter Homes is a custom home builder for Mississauga. We handle knockdown-rebuilds and new homes on your lot, checked against Mississauga's own rules before design starts.

Building in Mississauga

What shapes a custom home in Mississauga

We build in Lorne Park, Mineola, Port Credit, Clarkson and Erindale. Lorne Park and Mineola lots are some of the GTA's most active rebuild areas, and infill GFA rules decide the size of the new house.

How many units the lot allows

Mississauga allows up to two additional residential units with a detached, semi-detached or townhouse home, and the city lists "a new build with up to three units" as one option.

A local rule to know

Mississauga's Zoning By-law 0225-2007 regulates infill houses by "Gross Floor Area (GFA) – Infill Residential", which counts attached garages and attached ARUs but not a detached ARU.

Province-wide baseline

Ontario's Planning Act and O. Reg. 299/19 allow up to three residential units on a serviced urban residential lot, which matters if you want a suite in your new house or a garden suite out back.

Permits, demolition and warranty

Ontario's Building Code Act requires a permit to construct or demolish, so a knockdown-rebuild needs both. New homes must be built by a builder licensed by the Home Construction Regulatory Authority and enrolled for the Tarion new home warranty.

Check with the city: zoning, trees, heritage and conservation rules depend on your exact lot. We confirm them with the municipality before design starts.
