Building in Oshawa

What shapes a custom home in Oshawa

We build in Kedron, Samac, the O'Neill area, Centennial and the older lots north of downtown. Larger older lots north of downtown and in established areas suit rebuilds. Watch rail and highway setbacks.

How many units the lot allows

Oshawa allows up to three residential units on a lot, with at most one in an accessory building, in its R1, R2, R3, R5 and specified other zones.

A local rule to know

Oshawa sets minimum distances for accessory dwellings: 30 m from a railway right-of-way, 14 m from Highway 401/407 property and 7 m from a pipeline corridor.

Province-wide baseline

Ontario's Planning Act and O. Reg. 299/19 allow up to three residential units on a serviced urban residential lot, which matters if you want a suite in your new house or a garden suite out back.

Permits, demolition and warranty

Ontario's Building Code Act requires a permit to construct or demolish, so a knockdown-rebuild needs both. New homes must be built by a builder licensed by the Home Construction Regulatory Authority and enrolled for the Tarion new home warranty.

Check with the city: zoning, trees, heritage and conservation rules depend on your exact lot. We confirm them with the municipality before design starts.
