Building in Whitby

What shapes a custom home in Whitby

We build in downtown Whitby, Port Whitby, Brooklin and Williamsburg. Older downtown Whitby and Port Whitby lots are the infill opportunity. Brooklin's newer lots and Oak Ridges Moraine areas have their own rules.

How many units the lot allows

Ontario's Planning Act allows up to three units on a serviced urban residential lot. Whitby's By-law 8143-24 sets the standards for an additional unit in an accessory structure (75 m², 5.5 m tall).

A local rule to know

Whitby has more than one zoning by-law, and the town recommends a Planning Inquiry to confirm which rules apply to your property.

Province-wide baseline

Ontario's Planning Act and O. Reg. 299/19 allow up to three residential units on a serviced urban residential lot, which matters if you want a suite in your new house or a garden suite out back.

Permits, demolition and warranty

Ontario's Building Code Act requires a permit to construct or demolish, so a knockdown-rebuild needs both. New homes must be built by a builder licensed by the Home Construction Regulatory Authority and enrolled for the Tarion new home warranty.

Check with the city: zoning, trees, heritage and conservation rules depend on your exact lot. We confirm them with the municipality before design starts.
