Building in Waterloo

What shapes a custom home in Waterloo

We build in Uptown, Beechwood, Lakeshore, Westvale and Colonial Acres. Uptown and Beechwood lots are the main rebuild areas, and the up-to-four-unit rule makes multi-unit custom builds an option.

How many units the lot allows

Waterloo's Zoning By-law 2018-050 allows up to four units on low-rise residential property. A property can have one coach house containing one or two units.

A local rule to know

Waterloo ties parking to unit count: 1 space for one unit, 2 spaces for two or three units, and 3 spaces for four. Driveways are capped at 7 m wide.

Province-wide baseline

Ontario's Planning Act and O. Reg. 299/19 allow up to three residential units on a serviced urban residential lot, which matters if you want a suite in your new house or a garden suite out back.

Permits, demolition and warranty

Ontario's Building Code Act requires a permit to construct or demolish, so a knockdown-rebuild needs both. New homes must be built by a builder licensed by the Home Construction Regulatory Authority and enrolled for the Tarion new home warranty.

Check with the city: zoning, trees, heritage and conservation rules depend on your exact lot. We confirm them with the municipality before design starts.
