Modular Homes for Six Nations
For Six Nations of the Grand River members planning a new home on their allotment. Land, financing and approvals work differently on reserve, so we start there.
For Six Nations members
Building a home on your allotment
Building on Six Nations of the Grand River works differently from building in a municipality. Land, financing and approvals go through Six Nations and federal programs, not a municipal zoning by-law. Here is what to have in place before you call us.
Land
Individual possession of reserve land is held through a Certificate of Possession or similar allotment, and transfers are supervised by Six Nations Lands & Membership. You'll need your allotment in place first.
Financing
Under the Indian Act, on-reserve property generally can't be mortgaged to a non-member lender, so ordinary bank mortgages usually don't work. Members use routes such as the Six Nations Housing Loan Program, ISC Ministerial Loan Guarantees, or lenders working with the First Nations Market Housing Fund. We don't arrange or promise financing.
Approvals and servicing
Talk to Six Nations Housing and Public Works about construction advice, inspections, water and sewer, or well and septic for your lot before design is final.
What we build
Factory-built modular homes are built in sections, trucked in and set on a foundation, so the time on site is shorter.

Common questions
FAQ
Can I use a bank mortgage on reserve?
Usually not a conventional one. Indian Act s.89 limits mortgaging on-reserve property to non-members, so members use band housing loans or federally backed programs. Confirm with Six Nations Housing.
Do I need a Certificate of Possession?
You need a recognized allotment for the land. Six Nations Lands & Membership supervises land transfers.
Can Perimeter Homes build on my allotment?
We can talk it through once your land and financing route are confirmed with Six Nations Housing.
