Building in Haldimand-Norfolk
What shapes a custom home in Haldimand-Norfolk
We build in Caledonia, Dunnville, Hagersville, Cayuga, Simcoe, Port Dover, Delhi and Waterford. Many lots are rural on private well and septic, so septic sizing, conservation authority review and county zoning come first.
How many units the lot allows
Haldimand County's HC 1-2020 (as amended March 2025) allows up to two additional dwelling units per lot, with at least one inside the main house if there are two. Norfolk County permits Additional Residential Dwelling Units under its own by-law.

Haldimand and Norfolk are separate counties with separate by-laws. Norfolk caps a detached ARDU at 75 m² and requires it to be within 40 m of the main house. Haldimand allows up to 6.5 m tall, within 45 m of the main house.

Ontario's Planning Act and O. Reg. 299/19 allow up to three residential units on a serviced urban residential lot, which matters if you want a suite in your new house or a garden suite out back.

Ontario's Building Code Act requires a permit to construct or demolish, so a knockdown-rebuild needs both. New homes must be built by a builder licensed by the Home Construction Regulatory Authority and enrolled for the Tarion new home warranty.
