Building in Niagara
What shapes a custom home in Niagara
We build in Grimsby's lakeshore and escarpment streets, Beamsville, Vineland and the Niagara-on-the-Lake countryside. Wine country, escarpment and lakeshore lots often involve Niagara Escarpment Commission or conservation authority approvals as well as the local town.
How many units the lot allows
Niagara Region doesn't zone land. Each local municipality has its own by-law. In Grimsby, Zoning By-law 14-45 (s.4.19) allows up to two additional residential units on serviced residential and downtown lots, so three units in total.

Grimsby lots in the Niagara Escarpment Plan Area follow the Escarpment Plan for additional units, and hamlet lots are limited to one additional unit.

Ontario's Planning Act and O. Reg. 299/19 allow up to three residential units on a serviced urban residential lot, which matters if you want a suite in your new house or a garden suite out back.

Ontario's Building Code Act requires a permit to construct or demolish, so a knockdown-rebuild needs both. New homes must be built by a builder licensed by the Home Construction Regulatory Authority and enrolled for the Tarion new home warranty.
