Building in Hamilton
What shapes a custom home in Hamilton
We build in Westdale, Kirkendall, the Mountain, Stoney Creek below and above the escarpment, and Waterdown. Older lower-city lots are often narrow with mature trees, while Stoney Creek and Waterdown have more postwar and newer suburban lots.
How many units the lot allows
Hamilton says a lot can have up to four dwelling units in some zones (the main house plus internal and detached additional dwelling units), and its ADU team reviews permits for houses with up to two internal units and one detached unit.

Hamilton calls building in established neighbourhoods "residential infill" and requires a professional grading design for some projects. A Good Neighbour notice applies to detached ADUs and large additions.

Ontario's Planning Act and O. Reg. 299/19 allow up to three residential units on a serviced urban residential lot, which matters if you want a suite in your new house or a garden suite out back.

Ontario's Building Code Act requires a permit to construct or demolish, so a knockdown-rebuild needs both. New homes must be built by a builder licensed by the Home Construction Regulatory Authority and enrolled for the Tarion new home warranty.
