Building in Etobicoke
What shapes a custom home in Etobicoke
We build in the Kingsway, Islington Village, Alderwood, Long Branch and Mimico. Deep Kingsway and Islington lots suit larger custom homes. Some south Etobicoke lots are candidates for a fourplex like our Shaver Ave project.
How many units the lot allows
Toronto's By-law 474-2023 permits duplexes, triplexes and fourplexes in the R, RD, RS, RM and RT zones city-wide, so up to four units. Lots still zoned under the former Etobicoke Zoning Code may differ.

Toronto says that to count as a duplex, triplex or fourplex, at least one unit must be fully or partly above another. Side-by-side units are treated as townhouses or semis.

Ontario's Planning Act and O. Reg. 299/19 allow up to three residential units on a serviced urban residential lot, which matters if you want a suite in your new house or a garden suite out back.

Ontario's Building Code Act requires a permit to construct or demolish, so a knockdown-rebuild needs both. New homes must be built by a builder licensed by the Home Construction Regulatory Authority and enrolled for the Tarion new home warranty.
