Where a factory-built home fits in Niagara
A modular home is built in sections in a factory, then trucked to your lot and set by crane. It goes through the same building permit as a site-built home. In Niagara, the right fit usually comes down to lot access, servicing and the local unit rules.
Units allowed on the lot
Niagara Region doesn't zone land. Each local municipality has its own by-law. In Grimsby, Zoning By-law 14-45 (s.4.19) allows up to two additional residential units on serviced residential and downtown lots, so three units in total.

A factory-built garden suite has to meet Niagara's detached unit limits for size, height and setbacks. Our Niagara garden suite guide lists them, with links to the official sources.
Site logistics
Modules arrive by truck and are set by crane, so street width, overhead wires, trees and the path to the foundation all matter. Wine country, escarpment and lakeshore lots often involve Niagara Escarpment Commission or conservation authority approvals as well as the local town.
