Building in Toronto
What shapes a custom home in Toronto
We build in Leaside, Lawrence Park, North York's Willowdale and Bayview corridors, the Beach and High Park. Most custom work in Toronto is a knockdown on an existing lot, and trees, FSI and the zone's "u" value shape what you can build.
How many units the lot allows
Toronto's By-law 474-2023 permits multiplexes of up to four units in Neighbourhoods city-wide (R, RD, RS, RM and RT zones), within roughly the same envelope as a detached house. Multiplexes are exempt from FSI and can be up to 10 m tall where the zone limit is lower.

Toronto protects private trees of 30 cm diameter or more and all City street trees, and requires a Tree Declaration Form with every building or demolition permit application.

Ontario's Planning Act and O. Reg. 299/19 allow up to three residential units on a serviced urban residential lot, which matters if you want a suite in your new house or a garden suite out back.

Ontario's Building Code Act requires a permit to construct or demolish, so a knockdown-rebuild needs both. New homes must be built by a builder licensed by the Home Construction Regulatory Authority and enrolled for the Tarion new home warranty.
